acreage/homesite?
I am not a Canadian Citizen, can I still buy an acreage/homesite?There are laws designed to prevent non-Canadians from buying significant amounts of prime agricultural and recreational land. However, this will not affect any non-Canadian from purchasing/owning one of our acreages. The description of the above mentioned regulations state: Foreign citizens and foreign controlled corporations may own or beneficially own up to two parcels of controlled land not exceeding 20 acres in total. None of the Diamond Willow Ranchland Estates home sites exceed 3.40
acres and therefore will not fall under the jurisdiction of any foreign
ownership laws/regulations. For further information and a complete copy of
the Alberta foreign ownership regulations please follow the following link: Where will I get my water?There are two choices for a water source, a well or a cistern. Whichever choice an acreage owner decides upon for water, it is the acreage owners responsibility and expense to either drill a well or install a cistern. There are two wells already existing on two of the lots which will provide more than enough water for the owners of these acreages. There is the possibility of sharing a well with another acreage owner, but again that is up to the individual owners to decide upon and pay for. It is not guaranteed that water will be found should a well be drilled on any of the lots. For those that decide to install a cistern, the towns of Cardston and Glenwood have agreed to supply treated water to be hauled to a home site. One local contractor quoted a price of $4,000 to install a 2000 gallon concrete cistern. This should be used as an estimate to have a cistern installed. Naturally, the price of a cistern will vary depending on the contactor hired, the size of the cistern, and the type of cistern. Please find listed below a few local contractors and their contact information who could be contacted to discuss wells and cisterns and costs associated with each. What about a septic field?Of course, you will need one! Having a septic field installed will be the individual acreage owners responsibility and expense. As specified in the Restrictive Covenant document: The purchaser/builder of any building on said Lands will be
responsible for installation of a properly designed septic field approved by the
proper provincial authority. Listed below are a few local contractors who could answer any further questions about a septic system and quote prices to have one installed. One local contractor we contacted quoted $4,200 to install a 750 gallon concrete siphon tank and 200 ft. of 'infiltrator' septic field. Naturally, the price of a septic field system will vary depending on the contactor hired, the size of the septic tank, and the length and type of septic field. How will I get rid of my garbage?As stated in the Restrictive Covenant document: The ‘Grantor’/’Developer’ will provide a garbage
container for the use of the home owners in the subdivision at a designated
area, and a yearly user fee for the service shall be paid by each owner of a
lot, being a part of the Lands, to the ‘Grantor’, their successor or
assign… No garbage or refuse may be:
i.
Stored or accumulated on a lot in such a way that the garbage containers
or the garbage or refuse itself is in any way visible from the road at the front
of a lot;
ii.
Burned on the Lands; or
iii.
Stored or accumulated in such a way as to in any way be accessible to or
an attraction to animals. The garbage container mentioned above will be located on the west end of the development, on the north side of River View Way (development access road) and will be animal proof. The garbage will be emptied on a regular basis by a contractor. Can I keep my horses on my acreage/home site?As stated in the Restrictive Covenant document: No raising or keeping of livestock, including without restricting the
foregoing, cattle, horses, sheep, goats, donkeys, rabbits, poultry, wild animals
or fur bearing animals shall be permitted on the Lands; However, horses will be allowed to be kept across the highway at Duce Outfitters for a fee to be agreed upon by the acreage/horse owner and Duce Outfitters/Ellison Enterprises Ltd. Has the development been approved?Yes. We have met all county, provincial and federal restrictions and requirements to enable us to sell our acreages. We have individual titles for each acreage/home site and are ready to entertain offers from interested parties. |
